Why both skills are necessary

Most supervisors cannot read a budget

A civil engineer knows buildings. But without financial training, they cannot tell you whether your contractor is padding the BOQ, whether the cash flow plan is realistic, or whether the payment schedule protects you. Construction is a financial decision before it is a technical one.

Most finance people cannot read a site

Someone with a real estate finance background can model returns and review contracts. But they cannot look at a reinforced concrete column and tell you the rods are undersized, or assess whether the foundation is appropriate for the soil type. Technical knowledge is not optional.

HNDII brings both

Our civil engineering expertise means we understand what is being built and whether it is being built correctly. Our real estate finance expertise means we understand what it should cost, how the money should move, and where the financial risks are. Such combination is scarce in this market.

We do not refer contractors, do not take commissions from suppliers, and do not have relationships that compromise our advice.

Vague reports are useless. Every assessment we produce is specific, actionable and based on what we actually saw.

We do not take on more clients than we can serve well. Your project gets real attention, not a number in a portfolio.

What HNDII is not

We are not a construction company

We do not build. We supervise, manage and advise. Your contractor builds — we ensure they do it correctly, on budget, and as agreed.

We do not refer contractors for commission

Any contractor recommendation we make is based solely on competence and track record. We do not have financial relationships with suppliers or contractors.

We do not handle your money

We advise on when to pay and how much. Funds always move under your direct control — we are never an intermediary for client funds.

We do not take on more than we can serve

We keep our client load deliberately small so every project gets real attention. If we are at capacity, we will tell you and help you find an alternative.
